Dubai Studio City (DSC) is TECOM Group's community for film, television, broadcast and production businesses — production houses, post-production facilities, equipment rental companies and media-services firms. As a TECOM free zone, fit-out approvals here run through the Dubai Development Authority (DDA), the same authority that governs Dubai Media City, Dubai Internet City and the other TECOM communities.

We haven't yet delivered a completed project specifically inside Dubai Studio City, though we've completed office fit-outs in neighbouring Dubai Media City — including production and broadcast-adjacent offices — under the identical DDA approval process. Who sets up offices in Dubai Studio City
DSC's tenant base is production and broadcast-focused: film and TV production companies, post-production houses, equipment rental firms and media-services businesses. Fit-out briefs here often combine standard office and admin space with production-adjacent requirements — acoustic treatment, dense power and AV/cabling infrastructure, and flexible open areas that can be reconfigured project to project.
Approval process — DDA
Every fit-out in Dubai Studio City needs a DDA Fit-Out Permit before work starts, plus a landlord/TECOM NOC, submitted through DDA's Zoning e-Services portal. The permit is valid for 6 months, and Dubai Civil Defence sign-off is required before DDA issues the Fit-Out Completion Certificate.

Cost expectations
As a general Dubai benchmark, a Category B office fit-out (walls, ceiling, flooring, MEP, basic joinery) runs AED 800–1,800 per Sqm. Production and broadcast-adjacent offices in DSC can carry additional cost depending on acoustic treatment, power capacity and AV/cabling infrastructure.
