Dubai Media City (DMC) is one of the region's largest media free zones, home to broadcasters, publishers, advertising agencies and production companies. Like Dubai Internet City, it's a TECOM Group community, which means fit-out approvals run through the Dubai Development Authority (DDA) rather than Dubai Municipality.

Who sets up offices in DMC

DMC's tenant base is media and creative: broadcasters, PR and advertising agencies, publishers, production houses and marketing firms. Fit-out briefs here tend to prioritise open collaborative work areas, pitch and presentation spaces, brand-led reception design, and — for production or editing teams — acoustic treatment and controlled lighting.

Approval process — DDA

Every fit-out in Dubai Media City needs a DDA Fit-Out Permit before work starts, plus a landlord/TECOM NOC, submitted through DDA's Zoning e-Services portal. The permit is valid for 6 months, and Dubai Civil Defence sign-off is required before DDA issues the Fit-Out Completion Certificate.

Cost expectations

As a general Dubai benchmark, a Category B office fit-out (walls, ceiling, flooring, MEP, basic joinery) runs AED 800–1,800 per Sqm — media and creative offices often sit toward the upper end because of open studio spaces, acoustic treatment and branded feature finishes.
